Johannesburg South Africa – In a historic move towards sustainable infrastructure and reimagined eco-friendly estate living, Eco Entity, after a rigorous selection process, has been formally selected as the preferred waste and environmental partner of an exclusive mixed-use residential estate.

By partnering with Eco Entity, and with the inclusion of the THERMOMATIC Zero Waste Processor, this will be the first ever development on the African Continent to divert 100% of all organic domestic mixed municipal waste.

With sustainability at the forefront of the developer’s landscape, ensuring off-grid water and electricity for all properties, elevating the estate to be 100% Zero Waste was the last factor for consideration.

Eliminating the need for landfill, processing and treatment of waste without the use of electricity, fossil-fuels, ever increasing cost of transport and reducing c02 emissions.

This contract marks the beginning of  The New Normal.

The agreement marks the first time any residential community on the continent will process 100% of its  waste using only thermal energy – eliminating landfills, incineration, and fossil-fuel-powered haulage.

The contract, awarded by [Estate Name withheld for now], will see the installation of a Thermomatic  system at the on-site waste processing facility, capable of treating in excess of 5 tons of mixed waste per day. The Estate, home to over 6000 families, previously relied on third-party collection and private trucking, incurring high costs and significant carbon emissions.

Why This Matters: The African Context

Across Africa, rapid urbanisation has overwhelmed municipal waste systems. Residential Estates, in particular, generate concentrated volumes of food waste (up to 60% of total waste) which decomposes into methane (a potent greenhouse gas), in overloaded landfills. Hauling waste to distant dumpsites costs estates thousands of dollars monthly and congests local roads.

The Thermomatic system solves all three pain points:

  • Environmentally: Destroys pathogens and converts waste to inert ash, with zero methane release.

  • Operationally: On-site treatment eliminates truck fleets and gate fees.

  • Financially: Lower OPEX than landfilling or incineration; payback typically under 24-36 months.

How the Thermomatic System Works (Simply)

Unlike incinerators that burn waste using diesel or gas, the Thermomatic uses concentrated thermal energy:

  1. Waste is loaded into a hopper.

  2. Concentrators generate temperatures close to 500°C.

  3. Waste is thermally degraded into sterile, inert ash with the input volumes reduced by 97%.

  4. Ash can be used for estate landscaping (soil conditioner) or as a construction filler.

The system includes thermal storage (solar power model) so it can operate at night or on cloudy days without any backup fossil fuel.

A First for Africa – And a Replicable Model

Industry experts see this contract as a turning point. “Africa does not need to repeat Europe and North America’s mistakes of building expensive incinerators or expanding polluting landfills,” said [Matthew van Staden] , a waste management consultant based in Johannesburg. “Thermomatic’s first estate contract proves that solar-driven, decentralised waste processing is not only viable but economically superior. Every new gated community, eco-estate, and residential complex from Cape Town to Cairo should be paying attention.”

Eco Entity has confirmed that following this inaugural contract, six other residential estates are in advanced discussions for similar installations.

The contract also includes a community education programme where residents learn how their waste is transformed using modern technology. An on-site visual dashboard displays real-time waste processed, CO₂ savings, and ash reused – turning waste management into a tangible sustainability asset for property values and resident pride.
